Highest housing completions in England since 2000

Just under 50,000 new dwellings were completed in England from January to March 2021 said the Ministry of Housing, Communities, and Local Government (MHCLG) in their latest quarterly update. This is a four per cent increase since the last quarter and the highest quarterly completions since measurements began in 2000.
Building work also started on 46,010 new dwellings between January and March, the highest quarterly starts since the same period in 2007. This is despite Brexit and the pandemic causing increased delays and scarcities in materials.
Yet the higher than usual starts and completions are likely to be explained by construction restarting after a slowdown during the pandemic. Annual figures are much less positive as every region in England experienced a decrease in completions in the year to March 2021.
The North West fared best with just a six per cent decrease in completions compared to East England's 17 per cent decrease on the year.
Building starts were only marginally better as just London, the North East, and Yorkshire and the Humber experienced any growth at all. The significant regional disparity in housing across England does not look set to improve any time soon with building starts up 18 per cent in London compared to the 13 per cent drop in the North West.
It is unclear where the pick-up of completions in this quarter are located but annual figures make it likely that certain regions have fared better. Despite continued announcements to address the unequal demand and housing supply across England from government in both the Budget and their planning reform, this change has yet to come to fruition in new figures.

It is encouraging to see a continued rise in the number of new homes being built. The house building sector has shown extraordinary resilience and the government has continued to demonstrate its support for the industry throughout the pandemic.
By enabling construction sites to remain open and operate safely, builders have been able deliver the homes this country needs as we build back better from the pandemic.
